The Contract Manager role manages the sales support for real estate contract to closing processes for Cotino. This manager will work as part of a small team dedicated to accuracy of sales, legal compliance, Guest understanding and sales support. Contract managers are assigned daily quality assurance and coordination tasks including contract and closing management; sales support and pipeline management. We are constantly striving to find better ways to do business and provide excellent experiences for our Guests.

You will report to the Senior Project Manager, Real Estate Development

This position is located in Rancho Mirage, CA.

You Will:

  • Contract Management – Oversee quality assurance aspects of contract and closing coordination to ensure submitted contracts meet legal, regulatory, and financial guidelines. Overseeing contract(s) to be sent to internal sales team and Purchasers through hard copy and/or electronic document process.

  • Closing Management – Oversee quality assurance aspects of closing process by reviewing documents with sales team. Reviewing all documents received from Purchasers and Sellers to ensure accuracy and completion. Direct coordination with third party entities responsible for closing transactions.

  • Sales Support – Work closely with and provide communication link between sales management, sales team, and external closing entities. Assist sales team with answering general contract and closing questions; follow up on outstanding documents; coordinate with Sales team on any updates, amendments or addenda related to contracts and or closing documents. Attend sales team meeting(s) as needed.

  • Document Management – Lead all aspects of document management filing system for storing, retrieving and archiving sales and closing documentation in conformance with policies and procedure manual and in conformance with state law.

  • Pipeline Management – Update and maintain contract and closing calendar. Follow up on contracts with outstanding documents to ensure contracts close within business goals. Create necessary reports for weekly distribution to internal Sales team as well as external closing entities.

  • Demonstrate flexibility by being available on weekends as required by the role.

You Will Have:

  • General knowledge of new home sales real estate transactions

  • Exhibited ability to work in multiple computer software applications while also being able to identify and resolve issues

  • Great teammate with the ability to work well under pressure and comfortable supporting and partnering with multiple teams, working with both salaried and hourly Cast at all levels

  • Exhibited critical thinking and problem-solving skills

  • Self-starter who excels in a team environment and who challenges the status quo by searching for opportunities to improve processes

  • Strong writing, verbal and organizational skills, with attention to detail

  • Ability to prioritize and meet strict deadlines.

  • Guest service skills (in-person, over the phone, and email)

Preferred qualifications:

  • 3+ years' experience in contracts or closing experience preferably in the new homebuilding industry

  • Licensed Notary or ability to obtain

  • California real estate license

Required Education:

  • High School Diploma or equivalent

Preferred Education:

  • Bachelor’s Degree or equivalent

The hiring range for this position in Rancho Mirage, CA is $77,100.00 to $_103,400.00 per year. The base pay actually offered will take into account internal equity and also may vary depending on the candidate’s geographic region, job-related knowledge, skills, and experience among other factors. A bonus and/or long-term incentive units may be provided as part of the compensation package, in addition to the full range of medical, financial, and/or other benefits, dependent on the level and position offered.
